Sorry I didn't reply sooner. I just realized that I had a comment from someone.


I don't want to answer your question with a question, but what do you consider cheap? We paid $44K for our house between Chelem & Chuburna and put another $20K in it which I consider very "cheap" for beach property. My brother-in-law bought next door to us for $49K and plans to put about $50K in his. (His is very small and he is adding 2 Brms, another bath, an outdoor kitchen, and a pool). We are both in the second row, so it is not beachfront property. Three of my beachfront neighbors paid $90K, $125K, and $180K. So, as you can see there is quite a range in prices. All I can tell you is we have owned our place for about 1 1/2 years. You could not touch our place today for what we paid. It appears to me that the property values in our area are going up rather quickly. When we were looking to buy there were several properties in the $30K to $60K price range. It is hard to find anything decent in that price range today.


If you are looking to buy, my advise is....Do it quickly.
